Staging for Sellers. What is it and Why is it so Important?
May 05, 2018   |  Published by Taylor Brauer Realty Team

Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.

Most sellers know that a clean home that has been decluttered is important to selling their home. Many do not realize the importance of even subtle staging. At TBRG, not only do we understand this, we offer staging advice as part of our sellers package. Before professional photos are taken, we not only suggest but we can provide decorations and artistic touches for your home. If your home is empty, we help you decide whether some minor additions of color and texture will be enough or if hiring a staging company to add these touches plus strategic furniture would be advisable.

Okay, but you're still thinking WHY is it important?!
Or maybe... is it important in Chapel Hill or Durham?
Or...my home isn't fancy. WHY do I need to stage my home?

Our many years of experience with buyers and sellers tells us why staging is imperative...whether selling real estate in Chapel Hill, Durham, Pittsboro, Hillsborough or the greater Orange County area. We work jut as hard for home in the 100,000 as we do for more expensive homes. We want ALL sellers to reach their full potential.

  1. Some buyers are better at visualizing than others. We strive to maintain a balance giving this help but still maintaining the opportunities for them to see their own furniture, decor and dreams in the space. Staging should show your home's true potential.
  2. Have an awkward room? Adding furniture and decor can help buyers see the potential of a room they may have a difficult time imagining.
  3. Successful staging equals better photographs. Buyers looking online will see that your home is worth their time to view it in person.
  4. Staging may help your home sell for more. See the numbers below. Agents agree that staging decreases the time homes are on the market and boosts prices.
  5. Staging your exterior boosts curb appeal. Better curb appeal means more buyers will want to come to view the interior.
  6. Staging an empty house makes it more inviting and welcoming. An an empty house can actually look SMALLER!
  7. Strategic staging can draw potential buyers around corners and up stairs. We want them to be excited about what comes next!
  8. We know the Chapel Hill, Durham and greater area markets! Always hire an agent who has their pulse on the local communities. They, like we do, will know what improves your listing and what doesn't.

In a 2018 Forbes article, real estate agents had this to say about staging...

In the NAR (National Association of Realtors) survey other realtors broadly agreed. Sixty percent said staging decreased the amount of time a home sat on the market, which, in some cases, can be as good as extra cash. Close to half of agents reported that staging increases a sale prices between 1% and 10% compared to similar homes. Meanwhile, nearly all agents said staging impacts the way potential buyers view a home—making it easier to imagine themselves living in a property.
